Field Mobility | Residential Facility Management

Jizhi, a software provider, and Chainway, a handhelds manufacturer, cooperate to develop a perfect handheld computer for residential complex service companies.

Jizhi is always dedicated to bringing more intelligence to its thousands of clients in their residential facility management. Jizhi got aware of the benefits of loT technologies early enough to be one of the pioneers in creating a RFID and barcode based software for residential complex service companies.

In China, a residential complex is a block of flats where is gated and a residential complex service company provides facility maintenance and repair and handles routine and emergency service calls.

The hardware on which Jizhi software runs comes from Chainway. This handheld computer is equipped with RFID reader, barcode scanner and camera, and can transfer collected data via GPRS and Wi-Fi in a full-duplex system.

Systematically, this solution solves the following four challenges majorly in facility maintenance and automatic meter reading:

1.Service task allocating
When a resident calls the company for a maintenance service or any emergency services, the company records this information on the back-end system, and the system selects the most suitable employee to conduct this service based on their schedules. In real time, this worker receives the task on Chainway handheld computer, including service details, the resident's name, address and contact number.

2.Facility maintenance
The maintenance personnel first uses Chainway handheld computer to scan the RFID tag or 1D barcode on the equipment, this scan ensures to the software that the maintenance begins. If there is a problem, the inspector records it with a photo; if he needs extra help, or he cannot sure the problem, the inspector takes notes on the handheld. All the messages (in text and photo) will be upgraded to the end system, and the end system will arrange the next maintenance according to the result.

3.Meter reading
In meter reading, every time the inspector scans the meter’s RFID or barcode tag, Chainway handheld shows its historical reading records. The inspector types the latest reading number on the mobile computer, and the software will check if the number is irregular, if so, the employee will be asked to put the number again. This double check improves reading accuracy. Chainway handheld computer transmits the final ensured number to the back-end server via Wi-Fi or USB cable.

This solution makes possible the intelligent management of facility inspection, meter reading and maintenance service scheduling. It increases operational efficiency, and real-time data can be updated to the residential complex service company’s backend system so that the supervisor can respond quickly to any emergencies.
